THE UK RIGHT 2 RENT REGISTER 
 - An acknowledgment of the landlord and tenant conflict being further aggravated as a result of the government’s RIGHT TO RENT scheme.  

Evolving from a humble landlord & tenant focus group our discussions tended to centre around prosecution risks to unwitting landlords its knock-on negative effects on specific tenant groups. The combination of mixed landlord & tenant focus group sessions coupled with our online market research surveys established the following:  

  • Many private landlords in particular those who self-sourced their tenants are still unaware of their RIGHT TO RENT responsibilities and its non-compliance penalties. 
  • Many private landlords are still unaware of the specific Home Office-approved documents acceptable as proof of RIGHT TO RENT.
  • A significant increase in the use of fraudulent documents presented to landlords as RIGHT TO RENT evidence the obvious
  • Difficulties faced by private landlords in determining legitimate RIGHT TO RENT documentation from false.
  • Fear of prosecutions and civil penalty fines
CONCLUSION  
RIGHT TO RENT prosecution fears alongside other legislative changes have triggered blanket housing discriminations of specific demographics by private landlords who perceive them as riskier to rent to, resulting in significant numbers of genuine prospecting tenants from within not being able to even view properties simply because they belong to a particular demographics. 'Guilty by demographics'
Tenant demographics identified as most affected are:
  • British lower income
  • Ethnic minorities
  • Young renters (Room renters,sofa surfers etc)
  • Disabled renters
Clearly, the UK residential lettings market desperately requires help in developing and strengthening an already fragile relationship between landlords and genuine tenants seeking private accommodation.

So we created THE RIGHT 2 RENT REGISTER - A national landlord & tenant registration scheme in conjunction with other useful landlord & tenant support services.

WHY? – Because we believe the private rented sector works best when there is trust and a fair balance between landlords & tenants. 

Weirdly, the hope that one day our registration services will be no longer be required, but until then we will continue to work alongside other like-minded organizations to achieve a level playing field for both UK landlords and genuine prospecting tenants.
